I love my new home. Thank you for noticing all my hard work. I wish others around me would care about theirs and give a better view for me to see from my home. It is sad others don't care. I take pride in what is mine & where I live. I do have one huge issue. I would like to thank Jacob homes for allowing me to put my home in a flood zone/ river when it rains.

My yard goes completely under water, my patio & grass dissappear. It's like white water rapids through my yard. Which upsets me beyond words. The drains do not work. I am adding a some new messages. I have lived her for three summers now. I have not gotten any help with the major flooding through my yard which I put in that cost me 10K to make it nice.

I have left messages, sent videos and even talked to Steve about it. He said he would fix the issue. Nothing has been done. I have replaced my mulch 4 times in 2 years from it washing out into the yard, I have built up my landscaping so high and the river from the street still washes it out. The water is so bad that it has washed out the leveling sand from under my shed which now Is falling down hill.

I have left messages on their voice mail about the water is so heavy running through my yard the the dirt is washing out from under my home down into the field. I can not have this happen much longer. I have noticed that my new home, that is going to be three years old has three cracks now in my kitchen near the door, from side to side. It wasn't there 2 years ago. I am livid with the way they take care of things. My lot rent continues to rise & nothing is being done to fix this issue.

After working for 2 weeks - Pro's - Pretty good pay and health insurance. A few kind staff members. Con's - Very out dated office and software, poor management, management not willing to put in the effort to better the business. Owners will listen to recommendations and apply no changes. Very stuck in their old ways. Family owned and operated, literally everyone except one person in the business is related to each other, lazy employees who do whatever they want whenever they want, except for one employee, no business structure, no real training provided, dirty place to work.

Not organized and always told no or I don't know to customers. Customer service from receptionist is lacking. No chain of command and owner and employees talk behind other staffs back.

I have been staying here since August of last year and so far it is the worst ever Jacob homes knows That my ground pipes are clogged due to the plumbers calling them and they have done absolutely nothing about it so I have had to buy gallons water for everything it's been a few months with out water We can't shower or use our toilet because our water is turned off because we have been waiting for repairs for months I would not recommend this place to anyone not even an animal the ground pipes are not our responsibility it's the owners responsibility to take care of and I hate to break it to ya but cps was called on me and they know about the plumbing so it's not my fault if the city gets involved excuse me but your blanton disrespect is exactly why people are moving out of your parks cuz you have no timely fashion and I am actually here legally due to owning a trailer here so the trailer I own was signed over to me and you will not come and take control of my property because i know my rights to my property and as a home owner I will burn my property before anyone who doesn't own it legally puts there hands on it try me

Critical: Professionalism, Punctuality, Quality, Responsiveness, Value I have been dealing with flooding for seven years now, and they have done absolutely nothing about it, and the sad part is Steve Jacob drove by just the other day and didn't even stop as I waved him down! Anyone know how to contact his boss?

Less than 1 star. Roads are potholed everywhere, you dont salt the roads so people cant even brake their vehicles sliding all over cause there is like an inch thick of ice. Woodland heights- Janesville, WI

Critical: Punctuality, Responsiveness Unprofessional, we are the customers, we shouldnt have to keep emailing for a response, they should respond back in a timely manner, they obviously don't want any business. We will go else where, thank you for your time sorry we were an inconvenience to you.

Worst place ever. Stold our earnest money. Do NOT trust these people. I wouldn't gave them a one star but it makes u give them that.

I love arbys, usually. This location however, the fellow whom waited on us was good mannered. We asked for a special 2 for $6 and a chicken salad and got a sandwich. The 2 for $6 had 2 pieces of roast beef on, could barely taste the meat. That was a bummer. The rest of the staff was having blast, laughing and talking inappropriate with a mom, grandma and 3 little ones in the lobby just outside the kitchen door. We were served in a timely manner. The lobby and bathrooms were clean.

They have what you need to fix your mobile home if the need arises. The staff is friendly. The office hours are not the greatest.
