I received quotes from three (3) lumber yards. Two took serval reminders over 3 days to get the quote but Osborne quoted within 6 hours! Their quote was clear and super easy to understand, unlike the others that were confusing to me, I wasn't sure everything was quoted and that made me a bit uncomfortable. I personally checked out the lumber at Osborne for quality and correctness - a big thumbs up there.

They sold me mold infested wet redwood, cracked with rotted knots, and it supposed to be a high quality Con/ Heart redwood! avoid this lumber yard, you have a better chance at Lowes.
