Number one, the bar doesn't match anything else in the home. The floor creaks and I'm only 90 lbs! The ceiling shows ugly cracks at the seams. The wall sockets come out fast as they are already half way out if you plug anything in. The cabinet under the sink, the doors catch on the sink itself and it is damaging both. Add in the loud clink from the stove vent on the roof constantly.

The whole home shakes when the AC turns on and we can feel cars driving by (We're rural thankfully). It's unnerving. Number two, this was supposedly a wind zone 2 with maxed out specs we wanted. They said one already made that way was available. "Save some money on the home I'm selling for more because I'll lie that It fits all your specs"! They showed my husband photos that really look NOTHING like the finished product.

My husband already reached out but since none of it is considered an emergency, they haven't contacted either of us at all. Lastly, for the price that was higher and didn't include electricity or water built into the loan (That was put in separately paid up front) it was 10k more than a quote custom build just last year in January with utilities. I wasn't expecting it to fall apart this fast. So either sales guy lied or this manufacturer makes complete junk!

Be aware Of this place take your heard earn money elsewhere! where you get better quality homes and better customer service bought a brand new home from this place BIGGEST BAD MISTAKE of my life I will never recommend my family or friends to this place please stay away read your reviews before you buy a home from this place be aware! If I could give Palm Harbor/Cavco a million zero stars, I would! Do not and I mean DO NOT do business with Palm Harbor and Cavco! The crooks at Palm Harbor in Seguin, TX need to be investigated by the Texas Attorney General. My son, who is a first time home buyer was taken advantage of by: Justin(salesman),G ail (operational manger), and Mike Applebaum at Palm Harbor in Seguin, TX.

I have a lot of context pertaining to the crooks who I "named checked" above. But, this post is for Donna at the corporate office in Addison, TX who is just as crooked as the crooks at Palm Harbor in Seguin, TX. Donna, I have a question for you. Is a "stock unit" the same as a "model unit?" Because the house that was delivered to our property is the exact "model unit" that was shown to my son, my husband, and I when we toured homes with Justin in August 2021.

The hole in the closet wall, worn/dirty doors, dried glue residue on the walls, poorly built cabinets, dent in oven hood vent, and numerous other imperfections throughout the house, they are the exact imperfections that was in the "model unit" that Justin showed us during the tour of the houses at Palm Harbor in Seguin, TX! Just a straight up dead give away!

Take a look at the pics! Do it look like quality craftsmanship and workmanship?! And does it look like it is 130, 000 worth?! Absolutely HELL NO! I don't give a damn it I'm the 3rd, 4th, 5th 6th, &7th party! I have a say pertaining to the foul and corrupted actions you all have committed against my son! Judging by the comments in the reviews; there need to be a Class A lawsuit brought against Palmer Harbor/Cavco for "Deceptive Practices!"

Gorgeous homes, worst people to deal with EVER! Kept my deposit for 4 1/2 months and collected interest on it, then told me it would take a few weeks to get a refund. They NEVER started anything in that 4 1/2 months and never returned phone calls. Tried to call corporate and can't get anyone there to answer the phones or return messages either. STAY AWAY FROM PALM HARBOUR!

I bought a modular home from Home Max in Lexington South Carolina. I have been in this house since April 2019. One year and a half ago. I have had the plumbing replaced, the coils in the HVAC unit replaced, and I had a leak in the roof that caused almost $3,000.00 worth of water damage to the inside of the house. It's a Palm Harbor Modular House. Home Max wouldn't receive my phone calls and wouldn't help me at all.

They treated me like I was crazy. I am a 55 year old, lady alone and I am a disabled veteran. Home Max doesn't stand behind their work and are horrible to deal with. I would tell anyone out there please don't buy a Palm Harbor house. They won't help you and they don't stand behind their work.

Well I can not or would not even give this place a one star rating.but you have to just to give a review ( Alvin office). My husband and I started to check online and see about making interior house selections, they would barely reach out to us once they had the 500.00 to reserve a home on the factory line. Every time we would reach out to the office about our home plans, their reply was they were busy, or they just received the email back.

Amazing how they always received the emails right after we called them. We never payed the 10 percent down to get the actual house built, the reason we didn't was because we did not feel comfortable with how they do business before they actually had more than the 500.00 deposit. Now it has been 4 weeks today, they have had all the info to cut a check and return the deposit money and they do not answer their emails or call us back., Corporate says they will have someone reach out to us. Corporate said it should only take up to 15 days from when you back out. 4 weeks and no check and of course no follow up from the Alvin location.

DO NOT BUY A PALM HARBOR HOME! If I could give a negative star rating i would! The sales personnel are so helpful and amazing UNTIL you sign on the dotted line. Then you are on your own. Triple check the warranty's on the home as well! We have owned our home for 12 months and the AC unit has frozen up on us 3 times. Second freeze cost me $600 to fix and now it's out again.

Just found out the warranty's begin the day they are installed on the house where ever they are constructed so by the time the consumer purchases the home the warranty is GONE! AC tech is on his way out for the 3rd time and pretty sure we are looking at another huge bill. Palm Harbor is a joke, irresponsible, greedy, and a shady company.

Bought a home from Palm Harbor and have had nothing but problems with the installation/site work. The house was damaged during transport/installation and over 9 months later still not repaired. Pier blocks were cracked and 2 piers called for not even installed. Setup crew stole our patio pavers to level the house. Floors have creaked since day 1. Electrical work was amateur at best.

Numerous code violations. Took months to get them to address it properly. Site contractors leave trash everywhere, even the neighbors yard. Skirting was warped within a week. 2 factory reps have said it wasn't done right but they refuse to address it because there's no building code to enforce it. Corporate CS REFUSES to return calls. Only forward complaints to sales center who REFUSES who stall and hope we give up. I would not recommend Palm Harbor to my enemies.

Kurt was our sales associate, when we have any kind on problem he was there to make sure things got handled accordingly, my wife and I were definitely out of our comfort zone in this process of home buying. We are very satisfied and grateful for him patience as his help, Thank You, Kurt and all the team at Palm Harbor!

So when is enough, enough? I have been waiting for a month for the Killeen Palm Harbor to finish getting everything done they are supposed to do so we can move in. My home was delivered the first part of October. I was promised in our contract that Their part would be done and we would have our keys by the 15th of October. They haven't even delivered our heating and air conditioning unit.

The sewer lines aren't connected under it so we can connect to them, we don't know if it is safe to hook up the electric line. I'm disappointed! If I had known, we probably would have gone elsewhere. I'm ready to let everyone know by going to our local news.
